However, when properties are available for less than the replacement cost and the population continues to expand, a well-defined risk- averse program has the possibility of success. Occupant Investor” - qualified tenant - purchases a 1% interest and an option for an additional percentage (49% typical) that may be exercised anytime over a three year period. The Occupant Investor lives in the property as an owner and, by contract, gains tax advantages. He pays all taxes, HOA fees, mortgages, maintenance, etc.

RESTIC PROPERTIES – Identifies screens and selects properties, Occupant Investors and Capital Investors. Restic manages the property and acts as mediator between the parties in exchange for a small percentage of the appreciation. Everything is contractual and all parties have the same goals.
